Aqua Condominium on Panama City Beach’s Front Beach Road has recorded three sales so far in 2026, with prices holding steadier than most gulf-front buildings in the area.
The 23-story tower at 15625 Front Beach Road opened in 2007 and has held up better than most in the PCB condo market. January brought a 3-bedroom sale at $910,000, followed by a 3-bedroom unit that closed at $1,140,000 in March — the all-time high for the building’s XX02 floor plan. A 1-bedroom unit rounded out the year in June at $575,000.
That $1.14M March sale is the highest ever for that floor plan — notable given how soft the broader gulf-front market has been. Florida Condo News took a deeper look at how Aqua stacks up against other gulf-front peers in Panama City Beach, comparing 1-bedroom and 3-bedroom floor plans across competing properties.
Aqua’s 1-bedroom units have softened around 9–12% from their 2023 peaks — solid compared to buildings like Shores of Panama, where 1-bedroom prices are down over 40% from peak.
Three sales through the first half of the year is a low absorption rate, but it’s in line with what we’re seeing across other well-maintained gulf-front towers in Panama City Beach. A number of buildings are holding up similarly to Aqua — a handful of closings through mid-year, prices off their peaks but not in freefall. The pattern is pretty consistent: the buildings posting similar absorption rates tend to be the ones with quality construction and owners who aren’t in a rush to sell.
Aqua was developed by Aronov, a respected real estate developer with decades of experience creating luxury beachfront properties across the Southeast. The building was designed by the award-winning firm Charlan Brock Architects (CBA), known for their signature curved high-rise designs that maximize Gulf views and create an elegant, resort-style presence on the beach.
