Long Beach Resort in Panama City Beach — four towers, 1,300 feet of Gulf front — completed a comprehensive exterior restoration in 2025 that addressed stucco damage building up since 2019. Meanwhile, recent sales show strong demand for 3-bedroom Gulf-front units.
The Building
Long Beach Resort condos for sale in Panama City Beach consist of four towers spanning 1,300 feet along the Gulf front. All four towers have nearly identical floor plans. Tower 2 was constructed in 1996, Tower 1 in 1997, Tower 3 in 1999, and Tower 4 in 2000. The building was originally constructed with unpainted gray stucco — photos from 2008 show it in its original unpainted condition.
Prior Restoration History

Long Beach has been through this before. A previous restoration spanning 2010–2014 addressed construction defects identified as far back as 2007 — delaminating stucco, concrete spalling, waterproofing failures, and cracked walkways — funded through an association loan that increased monthly dues until payoff in 2018. By 2019, stucco cracks had become visible again across multiple elevations of all four towers, leading to the current 2025 project.
2025 Restoration Project
The association contracted Suncoast Restoration and Waterproofing, LLC (SCR) to perform a comprehensive exterior restoration beginning August 18, 2025, with expected completion on April 15, 2026. The scope covers all four towers across three phases, including stucco repair and recoating, concrete column restoration, balcony slab repairs, walkway resurfacing, sealant replacement, and exterior coatings throughout.
By December 2025, Tower 1’s northwest elevation showed a dramatic transformation — before photos from April 2025 revealed significant stucco cracking; after photos from December 2025 show freshly repaired and repainted stucco.
Recent 3-Bedroom Sales
The 3BR/1,769 sq ft floorplan has seen two strong recent sales. In March 2026, a 3BR unit sold for $880,000 ($497/sqft) — listed at $947k in January and closed just 40 days later with a recently updated kitchen and bathrooms. Association dues run $1,593/month. In January 2026, another 3BR/1,769 sq ft unit in Tower 1 sold for $720,000 with a remodeled kitchen and bath updates. That unit had been listed at $1.199M in June 2022 before steadily reducing over three years to close at $720k — a patient seller meeting a motivated buyer.
What This Means for Buyers and Sellers
One and three-bedroom units at Long Beach Condominium in Panama City Beach are absorbing quickly, while two-bedroom units struggle to find a mutually agreeable price point between buyers and sellers.
Experienced agents who can clearly explain the market, HOA dues, balance sheets, and any special assessments are rare. Working with one helps you make better-informed decisions, streamlines the entire process, and avoids most of the usual transaction headaches.
